In a DST, you can acquire debt to meet 1031 exchange requirements without having to qualify for or take responsibility for the loan. The debt won't appear on your credit report or affect your credit score, yet you can still deduct your share of the interest payments. It's debt without the liability.

Before launching the company, Jerry spent over a decade on Wall Street, working with real estate private equity and hedge funds. Throughout his career, he was directly involved in more than $10 billion in real estate transactions, spanning global portfolios and complex investment strategies.
Jerry holds a dual degree from Babson College in Wellesley, Massachusetts, where he studied Computational and Mathematical Finance (Applied Mathematics in Finance) and Business Analytics (Applied Statistics). His academic background gave him a deep understanding of data-driven decision-making—an edge he carried into institutional real estate and now applies to client portfolios at Baker 1031 Investments.
That blend of Wall Street experience, analytical training, and real-world investing led him to create Baker 1031 Properties—a firm designed to offer institutional-quality real estate solutions with the clarity, transparency, and respect individual investors deserve.
